Determine the asking price of you property

Negotiate the offers
  • Review all terms of the contract and make sure they match what your requirements are.
  • Accept the offer by signing paperwork, keep a copy and get a copy to your attorney ASAP.
  • Your attorney will review the contracts with you no later than three days after receipt; confirm the inclusions/exclusions are correct along with any other revisions. Please ask for the realtors to be copied on all correspondence, our fax number is 201-604-5403. Once a final version is agreed to the property is out of attorney review and is under contract.
 
Until the closing
  • The initial binder is deposited as per the final contract's instructions.
  • Inspections are scheduled by the buyer as per the timeframe in the contract. The inspectors need full access to the house & property and will produce a report for the buyer covering their findings
  • The buyer will review this report with their attorney who in turn will advise you & your attorney on their points of concern. These issues can be discussed, negotiated and resolved to everyone's satisfaction.
  • The deposit money is due as per the contract, confirm with your attorney this has been received.
  • The lender will send an appraiser to evaluate the property who will make an appointment directly or through the realtors.
  • The lender's commitment is due as per the contract's timeframe, confirm with your attorney this has been received.
  • Contact ASAP the town to determine the specific continued certificate of occupancy requirements and make the necessary arrangements for this procedure. Your attorney will need the original certificate for closing purposes.
  • Contact ASAP the local water provider to make arrangements for a final reading and provide your attorney with the original paid bill.
  • Once you have a confirmed closing date, all utilities needs to be transfer out of your name and into the buyer's upon closing.
 
Closing day
  • As near to the closing as possible a final walk through will be scheduled.
  • Closing is usually held at the buyer's attorney's office and is for the transfer of title and financial settlement.
